So what is Home Staging?

So what is Home Staging? Home Staging goes beyond cleaning and decorating. Staging is what you do after you have cleaned, painted, made minor repairs and decluttered. It’s about creating a mood. Staging can make your house look bigger, brighter, warmer, more loving and most importantly, staging can make homebuyers want to buy your home.

Homes that sell fast in any given market share 3 similar facts;

  1. They are priced competitively with respect to similar listings.
  2. They show like model homes.
  3. Their agents use powerful and strategic marketing combined with great photos.

In many cases staging your home involves subtle changes. Some cases require the dramatic renovation/repaint of a room but for the majority of circumstances, it is simple placement of furniture, good lighting, soft music playing and general decluttering of walls and counter space. If your home is vacant then it becomes even more important to have it staged. A vacant home is empty and cold while a staged vacant home is much warmer. Your Home Staging professional will have ‘props’ that highlight and focus attention on your home’s greatest features.

If you are going to stage it, do it the right way. Remember that you are investing your hard-earned cash. Using an Accredited Staging Professional is a must. Your home sells faster, it will get a better price and you can move into your next home quicker, taking advantage of this market and low interest rates.

Why Owners Can’t Stage

Many owners have the right instincts but they just cannot get past the environment they've been used to for so many years.

I took one look at the living room and said, "Um have you ever had the sofas in a different position? ( Typical staging no-no, sofa back was to the entry as you walked in the door.) She said, " Well yes, we tried them on either side of the room but just could not make it work.

Guess what? That's exactly what we did. We repositioned the rug, and switched the sofas ,(one was baby blue, one black, the black was in front of a black bookcase so , yep, no definition). The blue sofa went in front of the black bookcase and just popped. The reason the owner could not make it work was what I like to call a "spatial misunderstanding". They had simply never brought the sofas close enough! Once they were properly positioned the owner said " That's what I wanted it to look like!"  It was simple for me, but not so simple for her. She knew what was wrong but just could not figure out how to fix it. I also removed two chairs from the room and opened it up.

So often owners have the right idea but don't know how to implement that idea. That is why there are Stagers!

Just Staged! 1402 Dentwood Dr. / ReDesign Staging

Before:  This space was cluttered and after a bigger family room was created to the right of this room, it had "No Purpose".  It was mainly a space in the middle of the house that was awkward.

After:  To remedy this, we  cleared the clutter, painted and staged it as a library / den area so that potential buyers can see that this space is great for the whole family.  While kids are watching TV in the adjacent new family room,  parent can be sitting working in this space and feel like they are all together at the same time.   Buyers now a days love the "Great Room" effect.   This gives them that feeling!

More Photos: (After staging with existing furniture owner had)

This is a 3 bedroom / 2 bath home in a wonderful area in San Jose.

Just Staged! – Downtown San Jose – 1 East Julian St.

P1010552P1010566P1010562P1010565

Staging plays a big part in marketing your listing in it’s best light.  Highlighting positives and redirecting from any short comings.  This condo above is only 565 sq. ft., yet furniture makes the space look bigger – giving buyers an idea of the potential and functionality of this small space.  Without staging, these homes were on the market for months.  Only until after staging they sold within weeks!  If you have a space that is vacant and small, think twice about putting it on the market without staging it first. Creating a Stylish Home for 2010

robsheal2It's cold or wet in lots of places. Time to make the home more cozy, more comfortable, more inviting. But it's also time to make it more stylish for 2010 and give your whole family an uplift for the new year. Here are some easy ideas and things to tackle first.

Eliminate that Clutter - If you haven't packed up all the holiday decorations, now's the time to get it done and out of the way until next Christmas. Organize the decorations by color or type and be sure to label the boxes appropriately. Seal up the boxes with tape to keep bugs and dust out and store in a safe, dry, cool place. Check out every room for unnecessary clutter and messes and resolve to step by step get it put away or tossed away or given away. After all, you've got to make way for all the new clutter you plan on acquiring in 2010, right?

Freshen Your Colors and Art- Look at your paint. Do your walls need to be freshened up? How about the color? Would a new color update your home in a flash? Check out your artwork. Is it dated, tired and old? Reuse the frame but update the image.
Freshen Up the Bedrooms - Take advantage of the white sales to change out your bedspread, bed pillows, sheets, pillowcases, towels and so forth. In really cold climates, add more blankets or winterized sheets. Dark, warm colors will make a cold room feel warmer and more inviting. Switch to cool, light colors for spring and summer looks.

Organize Your China - During the holidays I use dinnerware and flatware that I save for special times of the year. But I also like to change out my everyday wear once a year. It is tiring to use the same dishes for too long. You can buy separates or sets especially at this time of year. It's a great way to spruce up your daily meal time for everyone in one scoop.

Give away your old dinnerware - you know you're not going to use it any more. Decorative dinnerware can also be hung on walls or displayed beautifully in china cabinets.

Add Storage or Make Storage More Functional - Tackle those messy shelves, drawers, cabinets, closets. Don't try to do everything all at once if you feel overwhelmed. Do one a week. You'll be done before you know it. Buy furniture that serves more than one purpose if space is limited. Buy storage units that have doors or tops to keep the contents out of sight.
